We have been operating now for almost 4 years and have built a significant but not a huge number of clients. We never intended to become the biggest company, our intention has always been to have enough clients to make our business successful but to keep things manageable and provide a first class service to our clients.
Now having restructured our business to exclude properties which are used for commercial rental, we have freed up a large amount of time and are able to take on additional clients who first and foremost require keyholding.
You will meet us, look us in the eye, hear what we promise.
Then when you sign a contract with us we are the people who do the work and who meet your expectations. We have no employees, we don't intend to, we will stay small.
Our biggest selling point is that we will remain that small business you chose and you will always have our top standards.
"Small" means that we have time for you, whether that is face-to-face at your property, on email, message or phone. Have you ever sent an email and waited, wondering if the email was received? We guarantee that we will give a "same day" response - until 9PM daily -no matter how you contact us. (see "Communication Promise" on the "About/Contact Us" page)
To provide high quality service to people who want their property to be regularly inspected and by keeping Happy Place small and taking on a limited number of properties, we will always meet the demands and expectations of all of our owners.
In truth there is nothing magic that we have that others don't or can't do BUT......
What we offer you is the best part of 10 years of employing property managers, so we absolutely understand this business from your perspective. We doubt many companies have this background and understanding of the worries involved in overseas ownership and that it is a great advantage for our clients.
We understand that some companies come and go, not having the success they expected. We are not here to test the water and perhaps go back home. We've sold up and Spain is our permanent home.
We want to reassure you that Happy Place is here to stay, are delighted with progress to date and we look forward to long relationships with our clients.
Importantly we are entirely legal. We spent our first 9 months of living here full time, ensuring that not just our personal lives but our business is set up strictly legally. We are registered with tax, social services and are insured for Professional Public Liability through Liberty Seguros. We are also permanent Spanish residents
The security of your property is of prime importance and we will keep one set of your keys within our keysafe and the other in our large document safe. As an extra precaution we encode keys so that they alone will not identify your address.
In our previous business we were regularly "police checked" under "Access NI police check, including DBS - disclosure & barring service", we bring honesty & integrity along with our guarantees of quality and service.
During and after storms we will check your property for any damage asap, especially for leaks and water damage. We report to you whether there is damage or not, just to reassure you that all is ok.
In the event of any damage requiring repair, we will take care of it in consultation with you. If you need us to engage a tradesman or consult with your insurance company and provide access.
On every scheduled visit we will first empty your mailbox, throw away the junk mail and leave the post for you in your property, or if you wish, we can forward it at your expense. Any mail that appears to be important and or requiring urgent attention we'll contact you and offer to open and forward a photo of the content to you.
If consulted, we will advise the condition of bedding, towels, etc. The decision to update items will always be yours. If you do decide to update anything, you have the options of allowing us to source items or of course, you could use our PO BOX to have your choice delivered.
We rent a PO BOX and you are welcome to use it for delivery of small & medium packages e.g. Amazon orders, or perhaps something too bulky for your luggage. The service is free on all contracts. We will confirm when packages have been received and deliver them to your property.
WE NO LONGER OFFER CONTRACTS TO MANAGE RENTAL PROPERTY
We have set everything up so that contacting us is easy, similarly we want to make payments, whether for annual fees, or one off items such as repairs equally easy so we accept either cash or online bank transfers for payment.
Use of online payments will ensure that anything requiring urgent attention can get it.
In theory we have business hours and one of us, at least, will be available from 9am to 6 pm. In practice, we understand that this is a 24/7 business, so we will always be available in emergency.
On this page we have outlined what we think are the many ways in which you are free to leave the work to us and simply enjoy your time here in Spain. In very simple terms we have been trying to convince you that after all our experience employing several property managers, better than most we completely understand what an owner wants from us.
We promise you the high standards that we expected from our property managers. We WILL take care of your happy place.
